The Vice President, General Manager - Kansas City Underground will provide day to day oversight and strategic management of roughly 8 million square feet of Link's underground warehouse facility located in the Kansas City Metropolitan Area. This is a unique asset that is a repurposed limestone mine that drives sustainability and security value for our customers. You will be responsible for the full lifecycle of this asset, inclusive of construction & development, site management, property management, safety and security, maintenance, leasing, financial forecasting, and cash flow analysis. As the leader of the asset, you will manage a team of 15 (inclusive of maintenance staff) and be responsible for all day-to-day operations and customer interaction and financial success of the facility.

Your key areas of responsibility, to ensure operational success will be the following: Leasing & Customer Management, Construction/Development, Financial Management, Safety/Security & Maintenance, community involvement, local government management and team leadership.

RESPONSIBILITIES:

Leasing & Customer Management:

  • Maintain local market knowledge and active network with industrial brokerage community.

  • Maintain working knowledge of the contractual obligations of almost8million sf, including several million SF of GSA full-service lease contracts.

  • Preserve and develop relationships with customers.

  • Prepare building design, cost estimates and proposals for potential customers.

Construction/Development & Geotechnical:

  • Maintain geotechnical integrity of the mine structure. Stay abreast of all geotechnical safety and maintenance activities applicable to our environment. Ensure personnel are trained and equipped to properly perform their duties. Work directly with Geotechnical Engineer for code compliance and development of "Best Practices" for our industry.

  • Revise and improve surface and subsurface site plans including land use and infrastructure.

  • Responsible for ensuring current building cost data is captured and reflected in budgetary projections and pricing models for new tenant projects.

  • Project management, design, and contract for major construction projects. Market and lease existing Link Logistics/Space Center Kansas City ("SCKC") region assets. (potentially, but not required)

  • Provide layout, planning, building permit architectural and engineering drawing oversight, budgeting, bid solicitation, contract negotiation, management, coordination with SCKC and implementation of office tenant improvement projects.

  • Work with local governments with land entitlements and zoning and pursue economic development incentives.

  • Work with Lee's Summit, Independence and Kansas City building officials for code compliance and permit issues.

  • Maintain working relationships with the applicable city, county, state, and federal governmental authorities and their various departments.

  • Develop network and build rapport with Independence and Lee's Summit government and business community.

Financial management:

  • Optimize the profitability and cash flow of Kansas City Underground Real Estate assets. Identify and realize new business opportunities.

  • Review, analyze and report on operations, projects, opportunities, and financial performance and ensure compliance with approved annual budgets. Maintain and adapt strategies as required

  • Budgetary oversight of all TI construction projects

  • Provide direct supervision and work direction to the Management group including financial forecasting and cashflow analysis.

Safety/Security & Maintenance:

  • Site systems management for small private public works department, including electrical distribution, common area lighting, storm/ground water abatement, sanitary sewer, fire and life safety, air quality, roadway, and railroad maintenance.

  • Ensure privately owned and operated railroad (Champagne Switching) is maintained and operated in a safe and efficient manner.

  • Community interface with Lee's Summit and Independence Fire Department's on occupancy and life safety issues.

QUALIFICATIONS:

  • Bachelor's degree with an emphasis in business, project management, engineering or construction preferred. Management and relevant experience will be considered in lieu of a degree.

  • Previous experience working in underground development is a strong plus.

  • Working knowledge of spreadsheets, word processing software and construction practices. AutoCad skill desirable but not required.

  • Financial acumen and management experience

  • Leadership and management of direct reports, including property management and safety professionals.

  • Experience reporting to senior management on asset performance.
