Job Description
As a Senior Facility Manager, you will be responsible for overseeing and managing the operations and maintenance of class A commercial properties. You will ensure that properties are well-maintained, in compliance with regulations, and provide a safe and productive environment for occupants. Additionally, you will be responsible for managing a team of facility management professionals, overseeing budgets, and developing strategic plans to optimize property performance.
Key Responsibilities:
Property Operations Management:
Oversee the day-to-day operations of commercial properties, ensuring efficient functioning of facilities, equipment, and systems.
Develop and implement proactive maintenance programs to enhance property reliability and reduce downtime.
Monitor service contracts and ensure adherence to quality standards and cost-effectiveness.
Team Leadership and Management:
Lead and manage a team of facility management professionals, including hiring, training, performance evaluation, and ongoing development.
Foster a positive and collaborative work environment, encouraging teamwork and effective communication.
Delegate responsibilities and provide guidance to team members to ensure effective execution of tasks.
Oversight of engineering team and ensuring the effective management of engineering operations to maintain high standards of performance and operational efficiency.
Strategic Planning and Budgeting:
Develop and implement strategic plans to achieve property objectives, optimize operational efficiency, and enhance occupant satisfaction.
Prepare and manage budgets and forecast for property operations, maintenance, and capital expenditures with adherence to Key Performance Indicator (KPI) target and document client approved exceptions.
Identify cost-saving opportunities and recommend improvements to enhance property performance.
Compliance and Risk Management:
Ensure properties are in compliance with local, state, and federal regulations, including health and safety standards.
Develop and maintain emergency response plans to address potential risks and manage crisis situations.
Conduct regular audits and inspections to identify and address potential issues or deficiencies.
Building Occupants and Stakeholder Relations:
Build and maintain strong relationships with building occupants addressing their concerns and resolving issues promptly in accordance with service level agreement (SLA).
Collaborate with internal and external stakeholders, including vendors, contractors, 3rd party service providers, and landlords when applicable to ensure effective service delivery.
Participate in Building Occupant meetings, providing updates on property operations and addressing any concerns or requests.
Client Service
Assure an effective communication protocol is in place on both the JLL and Client side with peers, subordinates, senior managers, vendors and customers. Respond promptly and accurately to email and phone communications. Actively participate in meetings sharing ideas and solutions as may be appropriate. Instill a high level of performance expectations from team members to include client focus, open and timely communication up and down the organization and encourages risk taking and innovation.
Project Management:Take responsibility for managing smaller-scale facility-related projects.
Coordinate project scope, budget, and schedule with relevant stakeholders and ensure project objectives are met within set parameters.
Identify and engage appropriate vendors and contractors, obtain competitive bids, and negotiate contracts.
Supervise project execution, ensuring adherence to quality standards, timelines, and budget constraints.
Provide regular project updates and communicate any potential risks or issues to stakeholders.
Conduct post-project evaluations to assess outcomes and identify areas for improvement.

Qualifications and Skills:
Bachelor's degree in Facility Management, Engineering, Business Administration, or related field. Master's degree or relevant professional certifications are a plus.
Proven experience in facility management, and property management would be a plus.
Strong leadership and team management skills, with the ability to motivate and mentor a diverse team.
Excellent organization and time management abilities, with the capacity to prioritize tasks and meet deadlines.
Strong knowledge of building systems, equipment, and maintenance best practices.
Proficient in budgeting, financial analysis, and cost control.
Excellent communication and interpersonal skills, with the ability to interact effectively with tenants and stakeholders at all levels.
Knowledge of local building codes, regulations, and safety standards.
Proficient in using JLL's Corrigo
Experience in E1, SAP, Workspace, and SharePoint a plus.
